Terms and conditions
These terms govern booking and renting the Chata Roklinka holiday cabin. By submitting a booking you agree to them.
The operator
The property is operated by Ing. Ivan Řezáč, registered at Dlouhé Pole, 256 01 Benešov, Czech Republic, company ID 86986562, not VAT registered. A sole trader registered in the Czech trade register.

What is rented
The booking covers short-term rental of the whole Chata Roklinka property, including the grounds and furnishings. The cabin sleeps a maximum of 4 people, in two double beds upstairs.
The cabin is off-grid — it is not connected to any utility network. Power comes from the sun and water from its own well. Guests accept that the availability of electricity and hot water can be affected by the weather and by how much is used.
The sauna is part of the rental and is included in the price.
Booking and formation of contract
Bookings are made through the form on this website. On submitting it you are taken to payment via the Stripe payment gateway.
The accommodation contract is formed when payment is received. Until then the dates are only provisionally held, for as long as the payment session remains valid; once it expires the dates are released to other guests.
A confirmation with your stay details and a cancellation link is e-mailed to you immediately after successful payment.
Price and payment
The price for renting the whole property is shown with the booking form and is final, per night, regardless of the number of guests. Any surcharge for staying with a pet is shown in the same place.
Payment is taken in advance, in full, by card through Stripe. The operator has no access to your card details.
A tax document will be issued on request.
Cancellation
A booking can be cancelled using the link in your confirmation e-mail. How much is refunded depends on how much time remains before the arrival time on your booking:
- at least 14 days before the stay begins — we refund 100 % of the payment
- at least 7 days but less than 14 — 90 %
- at least 4 days but less than 7 — 70 %
- at least 1 day (24 hours) but less than 4 — 50 %
- less than 24 hours before the stay begins — 0 %
Refunds are returned to the card used for payment. Stripe e-mails you when the refund has been issued. Depending on your bank it may take several working days to appear.
A booking can also be cancelled by asking the operator; the same terms apply.
Right of withdrawal
Please note that for accommodation contracts performed on a specified date, Section 1837 of the Czech Civil Code excludes the fourteen-day right of withdrawal that otherwise applies to distance contracts.
Cancellation is therefore governed solely by the cancellation terms above.
During your stay
Arrival and departure take place at the times agreed with the operator, based on your booking.
The entire property is non-smoking. Pets are welcome by prior arrangement and for the surcharge shown with the booking.
Guests are liable for damage to the property or its contents beyond ordinary wear and tear.
Please take particular care with the wood-burning stove and any open flame.
Complaints and disputes
If something is not right, please tell the operator during your stay so it can be put right.
Consumer disputes may be referred to the Czech Trade Inspection Authority, Gorazdova 1969/24, 120 00 Prague 2, adr.coi.cz.
Final provisions
Matters not covered here are governed by the law of the Czech Republic.
The operator may amend these terms. Bookings already made are governed by the version in force when they were created.
